I remember hearing a rough stat in real estate school about how 1 in 5 agents don't renew their license the first go around, by year five only 20% of agents are still active.....if you are just looking for "scouts on the field" you may try contacting the real estate schools and tell the instructors to hand your name out....may not be the most experienced agents but with you being their only agent I guarantee they will be dedicated to You only.

Thanks @Joshua McGinnis and @Allan Glass I went scouting the future Crenshaw rail line yesterday and it is still rough around the edges, particularly as you get further south.I do like the "book end" concept.
