Additional people typically must fill out an application and pass a criminal screening.If the resident is month-to-month, give them 30 days notice that the lease will be terminated and, if you choose, a new lease will be signed with whatever provisions you feel are most suitable.

Big changes in soil moisture will absolutely cause movement.That said, I love buying properties with foundation issues; it limits the buyer pool drastically.Caveat, if the property has cast iron drain pipe, make sure you add into the contract that the house must be able to pass a hydrostatic test (a good idea even if there was no prior foundation repairs).

I would recommend narrowing based on location, price, and rental market potential, then by restrictions/ordinances.For example, Indian River Shores (beachside in Vero Beach) requires that residents who rent out their homes through websites such as Airbnb and HomeAway to have a town license; meet fire and safety codes; pass a building inspection; and conform to town regulations for parking and noise.
