Hey Wes, My business partner and I are investors/agents/wholesalers in Phoenix.

I haven't spoken to the county yet, but will make that phone call today.As far as financing -- I was leaning more towards getting a business line of credit or using a business credit card and rolling it over to interest free cards.

Quickly I learned I knew nothing about the business of trucking and truly didn't enjoy it, as all those gains got depleted.

I don't Atlanta is too landlord friendly and the demographics shift it harder to do business everyday.  

My business partner and I are looking to get into a property with cabins, tents, and RV spots on it. 

I personally think they are a good company (that's why I hired them) but they may be too 'busy' for small fish like us.

Since it's your current primary, you would need to move out, change your address, and likely get a lease in place before closing on the DSCR loan since the lender needs to prove this is a "business purpose" loan and not a loan on your primary residence. 

I do business with people I have met before, not the sudden opportunist who wants a deal.  

I have yet to do a 1031 exchange or a cost segregation study (I'd like to see how this plays out long term when selling or doing a 1031 exchange into a different property) or expense business travel/mastermind/classes.
