I can see a reasonable deposit on something like that because it's one-off stuff, which is the kind of stuff that gets argued about ob payments, and it's going to suck up a lot of personnel time for any outfit not set up to do new construction.

If at all salvageable, we've had luck with replacing just the mailbox doors, opposed to the entire outfit -- similar to kitchen cabinets.

@Anna Rynders we spend $4k to $5k to nicely outfit selected units in our apartment buildings, then rent them as corporate monthly rentals for 50% to 60% more than they would rent unfurnished.

For what it's worth though, while the IRRRL Loan itself is legit, I always prefer to find a local loan officer I trust rather than going with one of those outfits that sends all the VA IRRRL junk mail and calls all the time.
