@Jay Hinrichs yes to my knowledge there are other states that changed regs.Off the top of my head.

I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

With this choice, you can manually assign the request to your preferred contractor using the "Send Work Order" feature whenever a maintenance request comes in.

The seller has the most knowledge about any given property. 

It will all depend on what your goals are.Ask them questions that will help you determine whether they have the value/knowledge that you'll need to get closer to your goals.

The real life experience is the best option for learning and gaining the knowledge you need. 

Some people prefer an electric dryer over gas and in some of our properties we have both gas and electric hook ups for dryers so they can have their choice.

Others are responsible with their budget and can stretch a dollar.If they are excellent renters, I would offer them the option to renew and let them make the choice.
