I plan to continue to add rental units and make real estate investing my full time gig. 

I currently own in downtown and it's been a good money maker for me.  

A bad relationship with one of these folks can really put a damper on your projects - take control - you are the final decision maker when it comes to spending your money to make money.Never give a deposit up front - pay contractor in stages as work is progressing.

I've financed a bunch of child cares in the past and run right, they can be real money-makers.

I thought the numbers could work, but the problem is selling a home with an indoor pool.  

On Liquidity:My thoughts are that many of the major players in the turnkey space are market makers themselves in their respective areas, so liquidity is a major issue for turnkey holders when they decide to exit.   

Unless you are able to open up the closet space where the water heater currently is (assuming it is indoors) and use it for more living or storage space creating value of usable interior space, then I don't see why you would want to spend more money on tankless as opposed to the less expensive tank heater.

Wtf did they do with this that they can't make rent the first month after that large payment?
