@Chase AlexanderRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

And don't be afraid to walk away from a deal if the numbers don't make sense.

I make around 180k living on the west coast.

Real estate is one of the most powerful wealth-building vehicles—but only if you know how to play the game. 

Better to make that mistake, and buy another deal, than to not bought the deal.  

No maintenance unless it's absolutely necessary and I make sure to charge the tenant if they are in any way responsible. 

local REIA groups are filled with investors looking to buy properties.

We will likely have to make an adjustment at some point, and I would rather perfect our systems while we are small.
