I'm currently a very new investor in real estate; I have done 4 flips in the NJ area around Newark and Irvington and am about to try to 1031 my first property flip into another long term rental.Besides the property aspirations, I've been pursuing building out a network of Helium hotspots in the NJ area.

Ideally we'd like to be near a ski mountain, hunting grounds, or lake, so where are the hotspots now?

I would imagine Florida with no state tax or the hotspot Texas would be more rewarding but of course ask your CPA first.

There is a high saturation of AirBnB houses in town, the hot spots are East Nashville, Downtown, West End, Music Row, and 12 South.

Seems like this would be desireable especially when lots of vacation spots are hot spots for real estate appreciation.

You will find "hot spots" where things are up and coming.Go get it and if you need help, you have the resources to find it!

I also love trying new restaurants in the area, so if anyone has a new hot spot I am all for it!

Currently prospecting 2 homes in Leimert Park and Inglewood (hot spots in SoCal right now).

It's like trying to invest in Manhattan, the market has already been bought up and you need to find the surrounding areas that will be the next hot spot (think Brooklyn or Bronx NY).
