Taking the first step is always the hardest, but an investor has to start somewhere.

This year I made it a goal to purchase my first property and my hope is that with the help of this community, I can make that goal a reality.

When accounting for carrying time on the bridge debt, taxes and insurance or alternatively over raising equity to take down the land, the costs add up quickly.  

But the 50% op ex ratio will be close enough for first pass.
