:)  So far, I've had no trouble explaining the benefits to a seller, and negotiating seller payment to buyer broker for a buyer.

Like I said earlier, I never even attempted to get a refund from this waste of time (luckily I was weary about it from the beginning so I gave it no more than a month of my time once the lies and BS became very obvious) because I know that it would have been more trouble than it was worth.

As with everything you can get good tenants and bad tenants but there are many areas that people have had a lot of trouble with their Section 8 tenants.

Very few accurately price the cost of doing business in lower tier neighborhoods into their pro-forma and that gets investors into trouble. 

Most people hire  an attorney to (a) save time; (b) trouble spot issues.

It is the intention to live there, but if something comes up i.e. neighborhood troubles, job placement, additional family member, etc. then there isn't an issue. 

I see too many of these pull a rabbit out of a hat deals that just cause you more trouble and headaches down the road. 

Due to the nature of a fund model, the projections we shared with our investors, changes in the post-pandemic market, and the fact that a significant portion of the returns to our shareholders are realized as the facilities become stabilized and begin to churn out cash, high cash-on-cash returns during the first year of this fund – designed to acquire troubled, turn around assets – did not result.

I watched my parents flip houses since I was little and have always been on job sites or made "pocket money" by doing chores like painting fences or washing kitchen cabinets, which I realize now my parents were putting us to work to build that sweat equity.
