Its bizarre - I have the cash to pay off the loans in entirety, as well as other assets for security, and so far because I don't have W2 or consistent 1099 income, I haven't had any luck.

Do you understand tenants by the entireties, the habendum clause, consideration, legal descriptions, the formalities of deed execution, for instance?

If this option is chosen, an eviction judgement will be pursued as well as damages for Non-payment of rent, Non-payment of late fees ($25/day for each day throughout the entirety of the eviction process), all legal fees including lawyer fees, filing fees, damages to the Premises etc.

I have not used this in it's entirety yet so I can't comment on it's effectiveness. 

There could be one, you'd just have to parse through the law to figure it out, but by and large, once the tenant signs the lease, they're liable to you for the entirety of the rent until the lease expires.
