Tenant wants out of lease after 4 days

I have a tenant that just signed their 1 year lease Sat. 4 days ago. Today they said they want out of their lease and will have everything removed from the home by this Saturday.  They questioned having 3 business days after signing lease to not be liable for any of the lease.  I have never heard of this or found anything online.  I will call attorney in the morning but thought someone might know.....

If they signed the lease and gave you a deposit AND moved in, then they agreed to the lease.  Had they changed their mind within a day or two of signing and not given you a deposit and not moved in, perhaps.

Tell them they are free to break the lease and you will find another tenant.  Wait til they move out before doing the inspection and returning the deposit.  Keep the rent until you find a new tenant.  If you find a new tenant return the unused portion of the rent. I'd also charge them for advertizing if you incur costs.
