I have listened to the BP podcast for a little over a year now (beardy Brandon is pure entertainment). 

While I wouldn't give a tenant a discount for stating they will stay longer than one year I wouldn't entertain renting to another tenant who is guaranteed to be a short term tenant for a nominal increase like this one.

There's tons of great learning opportunities on the YouTube channel and iTunes Podcasts that are really enlightening and entertaining. 

However to simply contact a realtor about a property that you may not be interested in working with them on, Chances are they won't entertain it unless you have built some existing rapport. 

I would go down in price a bit to solidify my confidence but the realtor claims she will not entertain offers below asking price. 

If they are not co-brokered it could be just how it went down but it could also mean that your agent is entertaining only direct inquiries to earn full commission and is not interested in cooperating with other brokers in the market where the commissions will have to be split!  

Out of that I entertained two of them and they quickly let me know they were not interested in my business.

If it is US Bank, there will be no one that will discuss or entertain selling to you other than once they have readied the unit for sale and placed it with their broker.  

I will also entertain a 2/2 with at least 1,300 sq ft because it should be easy to add in a third bedroom.Big takeaway and questions you should answer to continue your journey:Why do you want to flip?
