What is normal practice for wholesalers is to get properties under contract, then market those properties to their list of buyers.

The programs he brags about are no more than searching Zillow and Craig’s list for key words.

My second house was under contract before it was even listed, but the combination of my GC disappearing and having to restart the permitting process for the carport in March right at the start of Corona lock downs dragged that out and eventually feel out of contract.

Haven't done it yet, but it's next on my list.

I still am on the lists of all the major wholesalers and still show up to showings occasionally on properties that might have enough margin for me but have not purchased recently from a wholesaler.Just like Adrien says, they provide a service of marketing and negotiating contracts for you.
