New zoning on family home, how will it effect total price?

My real estate agent thinks I'll only get 1.1 million for my home but due to a few factors I think it should be more. 

1. They are set to change the zoning in my area, allowing ADU's and other construction. I don't think the "zestimate" takes that into account.

2. It's 4 bedrooms, not 3 as the listing shows.

3. It's on a 10070 sq foot lot. Most homes in seattle are 5k - 7k lots.

Am I crazy to think I should get more than 1.1 million for this home?
