And if the A/C goes out in the summer, that is a dire emergency.I have not seen any duplex or multi-family style buildings that have both a permanent and vacation rentals though there might be in town near the Pleasure Pier.

Some units are in a good state with good tenants and don't require immediate attention, while others are in pretty dire need of repairs, upgrades, and new tenants.Our initial plan is to gut and rehab the worst of the units first, followed by finding new tenants for these same units at closer to 700/mo rent.

I've come across the BRRRR strategy, but as I mention this being my first rental property and it being out of state I feel like the extra risk associated to rehabbing and refinancing a property is something I'm not sure about and is why I'm leaning toward a more strait forward turnkey type rental.

- Average Rent is $1500/month in this area - The home has 2800 sq ft (1400 sq ft - 2BR/2BA per side) Rambler with 1 tuckunder garage per side and a separate 3 car garage- Taxes are $4870/year- The $42.5K in repairs are for a roof, siding, electrical conversion to breakers, and adding a bathroom in the basement of one side (none of these repairs are dire needs but will need to be done in the next few years) Any advice will be greatly appreciated!
