As @Paul De Luca mentioned, I would definitely recommend speaking with a lender high level about your financial position, credit score, etc. to get a better idea of what you currently qualify for, and what you need to get qualified for what you want.

Within real estate:  private lending, syndications, Delaware Statutory Trust (DST), Opportunity Zone (OZ) funds, As mentioned, there are public market options such as REITs and their preferred shares and/or bonds. 

In Delaware, they are considered in holdover and you can collect double the daily rent. 

It'd be like if I told you I was thinking about buying a hybrid car to save on gas and your counterargument was that I shouldn't do it, because if I had a solar powered jetpack I wouldn't need to pay for gas at all.
