With that being said taking the time to cultivate a quality list in areas that I am familiar with seems to be helping me so far. 

We know if we are going to be successful long term, we need to cultivate our own deals from off market whether that be through mailers, or whatever.

I have "met" some great people so far here on BP and I look forward to cultivating those relationships.

Every home has a price for you that is defined by your objectives.I always reach out to the listing agent to make sure we get introduced and to cultivate the relationship (they may have other opportunities).

You need to start cultivating relationships with those providers now so when you're ready to strike you've already familiarized yourself with who you want to work with, the market you want to be in, and the probable look of the properties you'll be buying.  

If you spend months trying to develop and cultivate a team without going out and making offers, etc you'll probably lose a lot of momentum and may never get started.
