Being apathetic and sayIng It does not affect me is generally good advise till the one tenant gets tired of the crap from the nutcase neighbors and theIr kIds so he up and leaves .

They tend to know more than you and they do crap to take advantage of you or go behind your back. 

I have one main guy but also backups in case he would ever crap out.

As for cash flowing areas, it's a total crap shoot. 

You'll probably have to compensate them for their time (something like $100) as you do not own the property nor have it under contract and GC's do not like having their time wasted with individuals who are simply seeking free bids and won't use them or are looking for a free tutorial.

I have seen tutorials on how you create a new invoice, and uncheck the original one, but I have no idea how to correct the matched deposits. 

I would try and keep at least $5000 on hand just in case something like a furnace decides to crap out on you or a tenant floods a unit and you need to repair that.

Who give a crap?

Wholesalers have to deal with enough negative crap, that you would hope the two of you could work together, not against each other.
