When we had to clean up her house it was bad enough that we had to rip The Durarock even absorbed the odor.

The best way is to gut the house and start with new drywall etc.If you don’t do that then you will need to replace the carpet as it has absorbed the odors even if it’s only a couple years old. 

Without having my lease in front of me right now...I put a clause in the lease that says something to the effect of if the renter does smoke in the premises they will be charged for the professional cleaners needed in order to remove the odor.

We have an inspection scheduled for tomorrow morning so I'll know more then but was curious if you were able to successfully eradicate the odor of cats in your house?

it works great for a few days and then the odor returns.  

Minor smoke damage can be sealed so that the odor doesn't leak out later- but it's easy to miss something and end up with an odor problem later on.

Hi Theodore,Just looking at the numbers, there's not much upside from the current 8.5% cap rate to the pro forma cap rate of 10%.
