What are the industry benchmarks for storage unit profitability?

Storage area with plenty of inventory for 2 - 3 months.

I think sometimes the newbies do not see the value of the information or offer of help.there was a thread on starting on storage units by @henry Clark.  

The thing is prices have increased and I don't know how much is left in the tank short term, besides the fact that capital gains are speculative in nature, like everywhere else.

I grew up around storage properties.  

Or a short term rental fund in an overpriced community, a self storage fund in the backhills of pick a state, an ATM fund to invest in ATM's ?

PS when you go into the health department ( or whoever controls on site sewage) you may find out also that your individual systems and tanks are fine.. but you want to know for sure before you spend any money.

First fund I have seen where people are experts in self storage, private credit and MHP.
