If it’s a good deal based on the comps, and in a good location, then I’d look into a conventional loan and maybe putting a little more down so that it cash flows.

I understand why carriers associate Condo/PUD construction with greater liability risk (I am sure being based in Philadelphia, a jury friendly city doesn't help either) but curious which carriers others are finding to price coverage without this exclusion and also price the coverage competitively.This also serves as a reminder to review the coverage when you hire a GC for more substantial or unique construction assignments.

Hi KyleThe way most real estate for sale is priced these days there’s little to no cash flow after debt service with 25% down - borrowing a down payment would put the investor in a negative monthly position. 

Several of my investor clients have dealt with similar situations in North Carolina, and here’s my take based on those experiences.First, you’re right about the legal framework: NC landlords must make reasonable efforts to re-rent the property, but tenants remain liable for the rent until a new tenant is found.

You will find that lenders will reach out to you and try to ally alongside you (I know I have received a few emails and phone calls from different lenders trying to offer their services) but few are willing to 'teach' you.

Roads, water/sewer, city services, heck even just the planning for such is not a simplistic thing for all.
