I also greatly dislike qualifying for and dancing with banks and paying thousands in wasted closing costs.

I don't dislike cash flow, I just refuse to create my wealth with taxable income(cash flow) being grabbed by the IRS.

What I dislike is when they pitch the dream to some naive/desperate person and eat up their life savings.
