Having a "plan B" for a market that turns cooler is really important. 

A few months back, Freddie Mac removed the waiting period requirement for short scale + good credit scenarios, with AUS approval.Go find a conventional mortgage lender that offers Freddie Mac products, that keeps up on guideline changes rather than relying on water cooler chit chat. - Some/many lenders only offer Fannie Mae, but they don't want to admit this as the reason they are turning business away, so they will incorrectly (& knowingly) state that it "can't" be done.

I tell tenants to get a cooler and some ice or something else as it will be at least one day to get repairman there and may need parts.  

Before we were having the house on a schedule, where the house would be warmer during the morning and evening, and cooler at night and midday.

Not all brokers and lenders read guideline updates, instead relying on what "they around the water cooler" say.

I've messed with the Kill-A-Watt with some submetering situations, but that's a way cooler find.  

What's even cooler is that after recording 160 shows, we're still learning and finding awesome new tips through these interviews.  

The thing I don't like is that the apartments have swamp coolers rather than AC.

I know it looks cool but I think pulling out $100k in equity looks even cooler!
