It requires a long-term commitment to the process - Google will penalize you for shortcuts such as backlinking on low quality sites and "copying" "WE BUY HOUSES" blog articles that are on the internet 10 if not 100 times.We also spend quite a large sum on Google Adwords, which is nice because it doesn't require time to rank on Google adwords.  

Best advice I can give on that is get a really good adwords rep and have them build out a campaign.

If I do a marketing campaign - AdWords or direct mail etc - my cost per lead could easily be $100.  

I'm also using Google Adwords to drive traffic.

There is a gal in Atlanta that lives completely off these - she teaches continuing education credit courses on leasing to agents & pairs up with the top agents in her market netting 10-30 deals a month.Some people buy leads, or pay for marketing (ppc/adwords, content marketing, SEO, - I would avoid this until you have 200-400 doors & even then I'd be very cautious (avoid anything with lengthy contracts).Online reviews trump marketing - create a proactive process to get consistent reviews online from your tenants & owners - the leads you get from review sites will take half the time to close and your close rate will be more like word of mouth.

Seth - I've noticed that when I spun up a AdWords campaign every single one of the leads that generated came from way outside my farm area.

This platform supports, SEO, Google Ad Words, and URL back linking. 

Surely Adwords and Craigslist are probablly in your mix. 

You just need a landing page, then you can run an AdWords account.
