Therefor, if you can't hit a homerun with today's prices I would rather hold onto my money and wait for a sure-thing vs. wanting to earn less per hour for my time than I can earn wiping tables ad a fast food establishment.

There are 2 bathrooms in the space and it does not look like either bathroom would be ADA compliant by current standards.Would I be required to make one of the bathrooms ADA compliant before leasing to the new office tenant? 

In my case, it's a little weird because my ADA is considered a part of my primary, therefor I don't fully know how to structure it yet. 

It would be a rarity for a DA to spend their limited resources going after a person whose inaction caused harm - especially so when inaction is the standard procedure for the issue.

I live in Maryland and realize that the laws vary state to state,  Are they any specific items that i should incluse besides the usual (liability insurance, maintenance, ADA requirements).Any information would be appreciated.Thank you!!!  

There may be a few retired but the issue for them is ADA accessibility.

I think Ada County/Canyon County experienced 32% appreciation YOY last time I looked.

They are looking from the inside out at exposure to trees, ADA, trip and fall, wind storm, hail, lighting, bed bugs, dog bites, eviction....so the cost to eliminate the exposure for the product you are selling is maybe small to you, but to them there are a dozen similar concerns.
