But I can assure you that I am not just trying to shuffle papers around to make money from real estate.I want to make money, but most importantly I want to make sure that I fully understand what I am doing when dealing with sellers so that I can remain ethical.The reason for my question is solely because It seems to me that the seller is asking to much for the property and I do not want to do this deal just to make the money and it damages me or someone else in the long run.Like I stated previously, I am going to get help from a realtor to see if I can dig a little deeper to get strong comps for this property.I understand that I can not assign a sub2 without the sellers permission.

He has a court date in September which he wants me to come to court to prove that he has a motivated buyer for the property so that he may get granted permission to sell me the home.

Never transfer property to your LLC without FIRST getting your lender's permission - which you're unlikely to get, banks don't want the collateral assets securing your debt becoming protected - this reason for this is due to possibility of being forced to pay an accelerated note because you transferred title and the bank enforced the "due on sale" clause.
