For the relatively short history of the site I feel the evidence of its impact is amazing.The experienced folks are still around, but maybe are less noticeable due to the shifting ratio of newcomers:veterans as well as the fact that many of the "real" investors are spending more time on the deals than on the forums.

In order to do that, I can't invest in properties that will only give me $20 each month when it's all said and done.If I just choose to ignore CapEx, or at least ignore it to a certain degree, I feel it will only come back to bite me 10-15 years down the road when, "suddenly", addressing these CapEx items becomes evident and necessary.That said, how much do you feel I should be putting back for CapEx?
