Hi Michala,I think the easy to read ones are the best because I enter them into my contact manager software.Easy to read meaning, non small clear typeface, a reachable phone for you, an email you check regularly, and the name you want to be called plus your last name.Plus if you do something relevant to the meetup, such as flipping, or buyers agent, etc...state that under your name.Avoid fancy swirly fonts, and tiny fonts and lots and lots busy background.That's what I like to see personally, BUT the card content isn't really that important, it's more the impression you personally make on the other person.

Newer properties have been gut rehabbed with layout changes to accommodate a more modern floorplan with bigger bedrooms, but the smaller 2-4 units commonly have tiny bedrooms in those areas

My only real message is to think about payback periods when you're doing tiny rent increases.  

I like the price and location of the property, but should one bath and three tiny bedrooms scare me off?

The one good decision we did make was buying a house in a hot neighborhood and leveraging the hell out of it with a tiny 3.5% down payment. 

One side was built in 1968 and never updated and is TINY.

I do a little tiny off marketing but not much effort besides that so far.Then I was going to pick this one up but I could not get mentally past the semi hoarder house next door.
