This was a huge mistake.Your client should have immediately filed for eviction and given notice.This is a common tactic by tenants to gain more time.They will say they will have the rest of the money in a week for rent or they will move by a certain date etc.They rarely have the money and rarely move by the promised date.So by filing eviction at first contact you have the process in motion to get them out.If they move by that promised date great but if they try to make up some junk the marshalls will be coming out soon to throw the junk out.Your clients just need to file so the tenant knows the count down has begun.No legal advice

And there is just no way those folks all change for the better.they might make 6 payments maybe 12 maybe 18   then there you go default all over again.. so you really need massive discount to note value so you can come up with the creative tactics your using to keep people in the homes...

The few wholesalers I have come across have used deceptive tactics when dealing with the seller by often deceiving the seller into thinking they are going to buy a property when they don't even have the money to afford it.

If you use this with an aggressive cap rate (4-6%), and a sales agent can come up with a grossly over exaggerated sales price, and to someone who doesn’t know MH parks, it may actually look ok.My fix is that buyers need to be aware to this tactic, and read notes like this and other articles on the true cost of owning a MH rental.

These are pretty all still great ideas when putting in offers on Freddie or ANY other REO properties.I personally disagree with #8 -- I don't think you need to put in your best offer off the bat -- but I know that some other very successful investors like this tactic.
