I would give her permission to install her own key lock on her bedroom door with the stipulation that you receive a copy of the key for access within 48 hours and she returns it to normal before leaving.

First find out if there any additional liens on the property.Second if you think its something you want to buy have him contact the lenders to give permission to you to talk to them.Third come up with an offer amount that works for you.Fourth let the lien holders work out who gets how much.Fifth you or I are not lawyers and he may get a 1099 in the year that the property sells to show the balance between what is owed and the sale price.

That being said it's always best to get permission from a shop owner who will let you put in on their property for a week or two (convenience store owner etc).

It sounds like your PM is running back and forth trying to appease you because you keep changing your mind about what you want.First, he doesn't need your permission to allow someone else to enter the structure, he made a judgement call, which is what you pay him for.

For years I put them on abandoned properties I couldn't find the owner except in one town where if you didn't have written permission there was a stiff fine and Barney Fife was in charge of enforcement.

(with that said)if your credit is decent and have  a steady job, it would be a good idea to attempt to get your a line of credit where its only in your name, so you will get to  use that without her "permission".when you will have good 20-30% to put your skin into a deal, work with a local private investor to fund you the rest of the project.
