We have high indicated rate changes on NC homeowners (including Rental), and unfortunately the combination of the rate change and higher roll-ons is going to produce rate changes in the 20% range at least until we start to see some moderation in construction cost increases (perhaps on the horizon).So just a fair warning to those with Erie, sadly.

nice, blue collar area. 8 unit building. 6 units are 1/1, 2 are 2/14 are ready to go. 1 minor fix, 2 moderate fix. all cosmetic1 down to bare walls.electric heat, plumbing completely removed from basement. upstairs ok6 meters/boxes.

We bought our triplex in October 2016 and have slowly been doing some moderate renovations to one unit at a time. 

I've seen homes with mid-5 to low-6 figures in profit with light to moderate rehab. 

Most of the living frugally stuff in the book I was already doing and still am doing (just finished the book a week ago)  however, after reading the book I realized that I would have to work this whole year and save as much as I could to afford a down payment on a moderate duplex to begin house hacking. 

Sell or exchange into a moderately leveraged investment.

If an investor told me they do 2 projects a year I may have moderate interest, but if you told me you were planning to do 10 year and you wanted me to take care of all of them, then I become your go to guy.
