the only answer for 2 i can think of is if its in a major city then it would be renters or if there is just average properties that do not look fully renovated(granite countertops,new appliances) then it would be a renters market and buyers market is opposite (suburbs and fully renovated).

They should be hitting you up with invoices over time to pay the labor & materials for the completed subcontracted work.The only subcontracted work I've paid 1/2 down on are cabinets and deposits for countertops from Lowe's and etc.If they simply bid $x.00/sqft for the total project, you'd have a similar set up with well-defined milestones for pay upon completion of that part of the total remodel/new construction.

The tenant we plan to use the NTN flat fee collection on was admitting to violating lease terms (smoking and having a cat) which ended up causing damage, smoke and cat smell, burns on the floor where she sat smoking by the scree door, burns on the countertop in the master bath.
