To granite or not to granite -need your kitchen thoughts!

I was planning on putting in granite in a rental but in looking more closely, the current non granite counter tops are in really good shape. 

I'm painting the cabinets. 

Putting in a new back splash. 

New sink. 

New dish washer. 

Is it really critical to rent maximization that I replace nice looking non granit counters with granite?

Property is in central Texas and built in 1984. 

Not doing it saves me $1,800 in rehab cash outlay.
