Part of the deal for the land, is that we don't have to pay the seller any mortgage payments for 5 months while we are constructing the building.We will be building a duplex on the property and are going through the survey and engineering now to present to the city the week after we close on the land.

And you need to do a rent survey to figure out what kind of rents you can get in this bad neighborhood. 

You might search "_________ County clerk office" or "online deed records" and search for existing surveys.

One example was the "rent survey" from the appraiser was like $1400/mo rent and I already had it rented for $1800/mo.

I also recently sent an owners update to all our owners, after surveying 5 other large management companies. 

He wants me to pay for a survey and so far the only quote I received was $4,600.

Mostly, inspection, appraisal, underwriting fees, escrows (6 months property taxes, 12 months home insurance), property survey, title search, lawyer fees, lender title insurance.

Specifically, i wanted to get everyone's take on if i should have the land surveyed before purchase.
