@JohnUnderwood @BruceWoodruff Both of you are spot on, and our original strategy was to stick to Joshua Tree for that exact reason, but @RohinDhar isn't exaggerating about whats going on there, our agent called it the new wild west and it really felt that way after a couple of weekends of serious house hunting.

I've heard stories as well of Sheriff Sales being like the wild wild west at times (the big players bidding up properties just to keep the new players out of contention) but haven't experienced anything like that first hand.
