Do you recommend grinding for  Seller finance leads ( hoping for 100% finance ( if unicorns exist)) ?

Keep in mind that if the top and bottom are rented out separately, guests below may complain about noise from guests upstairs even just walking around since most single family homes aren't built with noise separation in mind.If a 5 bedroom can get a lot more income than the 2 units or you like to have one unit for better efficiency, some opt to have another listing with just a portion available within a month to fill remaining days that aren't booked since it's easier to get smaller groups last minute than larger ones. 

Even some nice earplugs or white noise machine could be a nice touch (I think the neighbor has dogs from what I was told). 

Mostly noise.

Miami is known for having a big apartment market I and feel as though my potential duplex would be lost in all the noise.

Another issue if rented to non-residents is access...at all hours, making noise, blocking the driveway in front of them, etc. etc. etc.If you did rent out those spaces, where would residents be expected to park?

I’m in the phase where I’m grinding every single day, swinging the hammer, making sure our helpers have the materials they need at the job site before they get there in the mornings, billing at night, putting out fires on the lawn care side of things (lots of fires...). 

Most people who start at these firms are expected to put their head down and grind out all of the busywork that is required to make these deals work.

With a regular inundation of both good and bad, positive and negative information, it can be difficult to filter through all the noise and discern what’s right for oneself and one’s family.

Place looks good, no trash, noise, etc.And yes, these potential tenants have been in the same socioeconomic group (grad students or just out of college, middle-middle class).
