I was like you, concentrated much on savings and the stock market.

Then I will concentrate on buy and hold strategy.  

I did notice that there had been a very high REO market there and they seem to be still recovering. from a concentration of REO's in Stockton.

@Bridget Smith-Osbourne I am probably not telling you something you don't know already (since you own something on the other side of town) but Fayetteville is very transient due to the military personnel concentration.  

Once you get quantity, you'll start to look for more area concentration - even if the deals aren't as good.

We presently concentrate mainly on Commercial Loan Modifications and Cost Segregation due to the opportunity this tough economy provides...

I have been concentrating on getting the vacant units rehabbed and rented out as fast as financially possible to increase cash-flow.

The latter is what I will be concentrating on with my next property manager.Hope to meet some of you in person at the next meetup.

Looks like you are from maryland I would say concentrate on maryland. 

I really would like to concentrate on one market and dominate but I just cannot seem to pinpoint on one really good market *whether established or up and coming.Any suggestions and help to point me in the right direction is very appreciated!
