About me: - Graduated with a degree in Engineering Physics with an emphasis in Mechanical Systems from Murray State University- Graduated college and moved to Cincinnati area in summer of 2017- I work as a design engineer at a large medical device company- Hobbies: Building things/tinkering, playing music (classical guitar and regular guitar, cello, bass, etc.), building and flying remote control aircraft, kayaking, fishing, hiking, being outside in general.

You have to know the neighborhoods, what's going to sell, where to add value, how to get the deal priced correctly, and how to exit the deal (financing relationships at banks, etc).So it's not us saying you can't find a good deal to flip for appreciation - but its a contact sport out there right now and for someone with little time you are at risk of losing capital, not gaining.As far as choosing a rental that "you" would live in - think of picking a property that your niece, nephew, son, or daughter would want to live in.

Just read this: Sec. 210-7(d)(3) permits any of the following installations when replacing a 2-wire ungrounded receptacle: (a) Replace it with another 2-wire receptacle; (b) Replace it with a GFCI-type receptacle and mark the receptacle with the words “No Equipment Ground;” or (c) Replace it with a grounding-type receptacle protected by a GFCI device (circuit breaker or receptacle).

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up.
