Occupancy has been historically at 95% or above.It's interesting to me as I live in northern Virginia (where everything is crazy expensive), and the property is in Provo, Utah, where things are more reasonable.

Yet people sign up for this stuff daily and the top 5 to 10 people in the bizz make a ton of dough off of all the wannabe's that spend a few thousand trying to get where they are at.I have personally been on the floor of the marketing companies ( they are all in Utah except rich dad or the majority are) the master mentors are sitting in the Cubes talking to the clients.

A good rule of thumb in Utah is to offer about 60%-65% of ARV.

Just my two cents here but we just put up our 8th property in Florida (I live in Utah) and I might have some tips for you.
