Currently reside in Zanesville Ohio for the last 3.7 years...yea I know...Zanesville- the place where 80 wild animals escaped and were killed...I get it...However, the cost of living is comparable to a third world country so not all is lost if you're a mustachian or were deployed twice and can be grateful for anything American..

I would run comps on each one because the list prices vary wildly from 20% below to even Bove ARV.

I don't have any information other than what was provided in her anecdote, but it seems as though they did not disclose their status as licensed industry members, and possibly it could be argued that they had undue influence and power over the italians because of that...this is wildly concerning to me, so I posed a question to the speaker:“If I fully disclose that I am a realtor, and the potential implications this will have on our transactions, and put a clause in the purchase and sale contract that I am authorized to sell my newly acquired properties at any time and make a profit, and put another clause that says it is up to the seller to determine the true value of the property and it is not up to me to disclose my plans to profit, am I covering my bases?

The problem with assessed value, at least in CA, is that it has little or nothing to do with current value because of proposition 13, which limits the annual increase in value to protect property owners from CA's wild swings in real estate values.
