In the past two years, I've had to address leaks in the bathroom, replace a refrigerator, replace a washer, replace a dryer, and now a garbage disposal.

Add in insurance, whatever is included in the rent (eg water), taxes, vacancy, repairs and other costs (sewer, garbage, etc). 

This is utter garbage, and no secret. 

Two days before check-in guests are automatically registered and received their gate code.This worked well then I automated texting guests in garbage and recycling days as a reminder to haul the bins to end of the driveway.

Given it rains a lot in Seattle this time of year, keep this in mind as wet garbage is really heavy. 

As the problem has continued, the plumber recommends a macerating toilet – think toilet attached to a garbage disposal.

I love to meet and talk with other real estate investors from the Rochester area...With that being said who wants to send me a Garbage Plate?!

Make sure you know if you have to have garbage pick up or is the cost included? 

You can see the metrics of how many people view your ads, click through, etc  vs sending mail and hoping it didn't immediately get thrown in the garbage.

Get rid of those garbage cans.
