Two different lenders have seen our numbers and initially approved both the refi for down payment and the 30CONV, but both stopped short when they heard the status of the rehab/refi, saying their appraiser would never approve, even though we were only trying to refi about 30% of the property tax-value.Meanwhile our friend, now that he's more or less completely moved out, would like us to eliminate as much as possible his need to spend another dime or another minute on the property.Wouldn’t a zero-down, 6-month lease-purchase, payments sized at about the normal rent value with a portion going to reduce the purchase price, with an early purchase option, be a good legal structure for this?
