Property Management Program- Rent Like a Pro
While researching property management franchises and licenses I came across Rent Like a Pro. They offer a program via videos and forms. It's not very expensive but before I spend $478 I would check to see if anyone has work with them.

For PM software I use the free side of this (there are lots of different ones out there):
Tenant screening (many to choose from). This gives you the "tenant" score not Fico score, but I only get people applying that will easily qualify. So, it doesn't really matter
Collecting rent:
I use a checking account. It's free, the tenant can bill pay to it, transfer to it, or deposit at a branch to it. It's only scalable to a point though. I use separate accounts for each property.
There are several options for forms. The first two I would highly recommend.
Google your states realtor association forms and copy
Sit down with a local PM company and copy their forms.
