My intent was just to convey that I think I understand the strengths and limitations of FB as a tool more than most, and people should make decisions whether they think the trade-offs between the strengths/limitations are worth the investment -- this is no different than telling someone about buy/flip VS buy/hold as an investment strategy.

Bob there is nothing illegal about owner finance.The due on sale clause is simply a mechanism used by lenders agreed to by the original borrower in the loan documents.The lender reserves the right to call the mortgage due in full or upon transfer etc.The lender does not know the strength of the third party nor does selling to someone else absolve the seller of liability for the note unless the lender is contacted in the deal and agrees to remove the original party.This is more an assumption of the loan and lenders will only usually agree to this if the new buyer is strong,a bunch of equity in the property, or the buyer has a proven track record with that type of property etc.
