What about other incentives like gas/vehicle reimbursements, $ bonuses for great deals, re-listing opportunities on renovated flip deals and ..... 

Since there is no mortgage on the property, we have been attempting to apply for financing using equity from the home in order to reimburse ourselves for personal funds used to take care of the tax lien as well has have an open line of credit to use for repairs on the home should they arise. 

This helps speed up closing on the property, and FHA will reimburse closing costs on the 203k refi...

Also, they may offer to reimburse you for your fees after your first or second sale.  

He agreed to pay 165k and reimburse me for my earnest money and the cost of inspection.

Obviously the deposit money would not be from the selling the since it hasn't happened yet, so do I get reimbursed from the selling funds when it does take place or is it better to redo the buy contract again after the sell using actual funds from selling? 

I would request they pay the bill, then it is their responsibility to get reimbursed from the tenant (if possible).

Also the tenants are staying in a Hotel and want to be reimbursed for their expenses.

The agents often have to put out some carrying costs (reimbursed by the lender) and perform continuous inspections, repairs and showing until the property is sold .. if you can make it a quick sale .. it could save them a lot of time and money.

Even if the bill is put in your personal name, just reimburse yourself out of your business so you're covered.
