Zoning laws in Florida are very strict regarding vacation homes, so it varies by community, but as a general rule of thumb, short term rentals are not allowed in Orange County (Orlando).

I just can't get excited about Orange County style rent/value ratios here in Louisville, Ky.

However, first join REIA, read a lot of books, drink a lot of orange juice with local investors, get to know your area.Don't you dare come on here talking about your first deal @ $400,000. 

The only thing you can say for certain is the loan balance will get paid down.More significantly you're comparing apples to oranges.
