Well, in this case, I don't know that I'd create a bunch of drama and work for yourself, because finding a new tenant and going through eviction will give you drama and work.

That will normally be less drama and less maintenance and damage.Maybe a larger SFH will demand more rent, maybe they have kids in school and would stay for many years, especially if it's in a good school district - I don't know about that.

It's a sad story, but they are unable to let go of the drama and that lifestyle at least 9 times out of 10.So, she may be getting out of her lease with you, too, based on domestic violence, and then using that as her defense to eviction - again.

Obviously you will need to consult your local laws and probably retain an attorney since this guy has clearly stated his unwillingness to move out without much drama.

We'd have a couple students move out around May or June, but as I said, by and large, the law students would stay.My experience with leases are that when a tenant wants to move out, and they think they can't break the lease, it will cause too much drama.

And giving no grace period, with rent due on the 1st, is probably a recipe for bank fees and drama.
