In this scenario, none of the tenants are the "true owners" so let's say something happens, you're going to get a lot of finger pointing and no one is going to step up and take ownership.

From her perspective, she's already shown you three houses, spent hours of her time working with you, and wants to make sure you're going to buy the home with her before she spends any more time.I'm sure your wife would've felt the same way if you went several years dating her without putting a ring on her finger.

i just don't think quit claim deed and crossing of the fingers to hope it's okay is professional.treat all the transactions of the LLC like a strict business.

Basically all someone had to do was get the other party to sign a quit claim deal to fix the error, But wow, the title company hem and hawed, and pointed fingers, and then more finger pointing between lawyers, and more delays.....in the end, I had to pay my attorney to do the legwork and get the thing filed.

This is one reason I like the turn-key company and the PM to be both under the same roof: no pointing fingers at each other.
