My plan is to rent for a 1 or 2 year period and then move the property, capturing the equity yield and 1031-ing to other properties, so vacancy shouldn't be a problem.

i did a buy & hold $11k out of pocket but then did a cash out refi 75% LTV so got $9k back and bought it for $2k out of pocket.the cash-on-cash return, along with the equity capture (after more rehab/selling costs, etc) the 1st year was around 975% (total return).you can make a lot or you can lose a lot of $. make sure you learn, learn, learn & save, save, save!
